On page 12, line 12, after "lease" insert ";

(q) The tenant remains in possession after having received a 10-day notice to vacate for causing damage to the property in excess of the tenant's security deposit"

EFFECT: Provides that causing damage in excess of the amount of the security deposit, upon receipt of a 10-day notice, is cause for eviction or termination of the lease.
