Requires a person furnishing labor, professional services, materials, or equipment for the improvement of real property to: (1) Have a lien upon the improvement for the actual costs to that person; and

(2) Before filing a claim of lien, and if he or she is required to give notice of the right to claim a lien, give written notice to the owner or reputed owner and to the contractor from which payment is due when the payment is thirty days late.
