BACKGROUND:

 

Some cities and counties do not allow manufactured housing or mobile homes in areas zoned for single family dwellings.  This may be unfair to those who would choose to purchase low-cost manufactured housing and live in a residential area.

 

SUMMARY:

 

The Legislature declares that manufactured housing is an option for safe, low-cost housing and that local planning has unreasonably prohibited manufactured housing in residential areas.

 

Cities and counties shall regulate manufactured housing on individual lots of 8,000 square feet or less the same as other single family residences with the same zoning designation.

 

 

EFFECT OF PROPOSED SUBSTITUTE:

 

Manufactured housing is regulated the same as other single family residences, including for site and performance standards.  Nothing in this law is intended to affect any enforceable private covenants or agreements.
