AN ACT Relating to the recording of real estate contracts; and adding a new section to chapter 61.30 RCW.

BE IT ENACTED BY THE LEGISLATURE OF THE STATE OF WASHINGTON:

NEW SECTION. Sec. 1.  A new section is added to chapter 61.30 RCW to read as follows:

          All real estate contracts on real property containing one or more single family residences, as defined in RCW 59.18.030(7), shall be recorded in the county where the real property is located.  The remedies contained in chapter 61.30 RCW to vendors or sellers of real property pursuant to a real estate contract shall not be available if the real estate contract has not been recorded.
