On page 3, after line 20, insert the following:

"(10) The home energy performance report must identify amenities, appliances, and features that are present in a home that are desirable to homeowners and that may also increase energy consumption or greenhouse gas emissions to better inform a buyer. Such amenities, appliances, and features may include, but are not limited to, a gas fireplace as a secondary heat source, a gas stove for cooking, an electric vehicle charger in the garage, a second freezer in the garage, any air conditioning equipment, a hot tub, or a pool."
