On page 4, line 14, after "(3)" insert "A landlord may increase the rent for any type of tenancy above the amounts in section 101(1)(a) of this act for costs incurred by the landlord due to capital improvements to the dwelling unit where the landlord provides documentation to the tenant of the cost of the improvements and the costs are proportionally shared among all tenants, and:

(a) Which require a permit from the local jurisdiction to complete; or

(b) For which the cost is greater than the equivalent of four times the monthly rent of the dwelling unit.

EFFECT: Exempts rent increases due to certain capital improvements to the dwelling unit from the limitations on rent increases under the act.
